This chic countryside villa sits in Siena province, within a short drive from a small town with a couple of shops and other first-need facilities. The place belongs to the Unesco heritage site of Val d´Orcia known for its stunning landscapes. Finished in a traditional yet sleek Tuscany style, the villa enjoys a private swimming pool and sleeps up to 14 people. It is divided into 2 separate areas.

Bedrooms and bathrooms  
There are 8 bedrooms and 8 bathrooms. Five of them have double inseparable beds, the 6th one comes with a double bed that can be laid as a twin and 2 single rooms. Further on, 2 bathrooms come with jetted tubs, 3 have double shower head and the other 3 features big showers. The swimming pool area houses a guest WC.

Living areas
The common areas include 2 spacious living rooms and 2 kitchens. The kitchen facilities include a hob, a microwave, a dishwasher, a toaster, a fridge freezer, a kettle, cutlery and tableware. The main kitchen enjoys a breakfast area.
The ground floor living room houses a sitting area and opens on the landing. A couple of steps down, there is a small dining area. The property enjoys books and a small sitting area with armchairs in the landing perfect for some reading.

Outdoors
Outside, there is a private swimming pool of 24 x 4 m. Part of it is covered ( 6 x 4 m). The house features a BBQ area,  sunbathing area with loungers and some umbrellas and a table tennis.

There are over 120 protected nature reserves in the region. There is a lot to see and do in Tuscany, the difficulty is really where to start. 
Situated in central-southern Tuscany, the Province of Siena extends over some of the most famous and fascinating Tuscan territories. Hills and gullies, Tuscan cypress trees, the rivers, olive groves and vineyards: this is the landscape animating the province. The territory has numerous remains from the Middle Age: walking through its countryside, you can admire impressive abbeys and characteristic small towns, which preserve their original appearance to this day.

The house sits in the area of Pienza, a trip to the town will take you around 5 minutes by car. It has a coupe of shops, cafes and some other first-need facilities. Siena and Arezzo are within approximately the same distance, around 1 h by car. Perugia airport is 1 h 20 minutes away and Florence is a bit less than 2 h drive away.

Limpieza diaria:

Daily cleaning of 3 hours from Monday to Saturday is included.

Tasas:

All the taxes except for the Tourist Tax are included Tourist tax shall be paid at the spot at arrival ( 2 EUR per person and night for maximum 7 nights).

Check-in between 16:00 and 18:00.
Check-out before 10:00.

Payment Policy

In order to reserve the property you must pay a reservation deposit of 50% of the total payment. Two (2) months before arrival shall be paid the balance together with the Security Deposit.

Cancellation Policy

Cancellation more than two (2) months before the arrival date: the reservation deposit (50%) is not refundable. Cancellation less than two (2) months before the arrival date: 100% of the total rental price is not refundable.
