Luxury Villas Koh Samui : Set in one of the most desirable and beautiful residential areas this is a truly exceptional villa. Everything about this property exudes excellence so it would be very hard to find such combination of luxury and comfort elsewhere. On the left, you will see a single storey pavilion that houses two bedrooms. The first suite is outfitted with twin beds, a wooden vaulted ceiling and a wall mounted 42" flat screen TV. The en-suite also has a dressing area, twin sinks and indoor and outdoor showers. The second bedroom has an exquisite teak four-poster bed dressed with white drapes and en-suite also with dressing area, indoor and outdoor showers. The main two-storey pavilion comprises two bedrooms, a living room and a vine cellar. On the ground floor, there is the stunning open-plan living area and a stylish kitchen with all the high quality appliances you would expect. The lounge area is furnished with stylish, yet comfortable lemon coloured sofas, some interesting ornaments and antiques such as a large oriental gong, and solid teak coffee tables. The dining area has a beautiful teak table for 12 people. Outside, there's a large partially covered terrace area that is perfect for outdoor dining, entertaining or simply enjoying the sea view. Upstairs, there are two luxurious bedrooms that share a sizeable balcony and a large sunning area. Each has a dressing area and an open-plan, glass-walled en-suite bathroom allowing you to enjoy the views whilst soaking in the bathtubs. Another pavilion feature one more double bedroom with its own inner garden area, which has an eye-catching dark stacked slate waterfall. The final pavilion has two bedrooms with their own poolside terraces and loungers. There is also a beach Sala that has a double sided bar area, so that you can relax at the bar either in or out of the pool. A dining area, Sonos music system with Bose speakers and BBQ complete the features of the Sala. You can choose from a library of 30,000 songs and play music in living room, garden and the beachfront Sala or in all zones. Ask the staff and they'll prepare the projector and screen, so you can relax and enjoy a movie or three, with a digital video library of 200 + movies. Here you will find everything you could wish for: perfect location, stunning views, professional stuff and absolute luxury. It's the perfect place to enjoy a truly tropical luxury lifestyle.

Lipa Noi, located towards the western edges of Koh Samui, is small but a beautiful and pristine beach. It features an idyllic setting and crystal clear waters. The sea is shallow, up to 100 metres, so it is great for your first paddling and snorkelling. Its closeness to the island's main car ferry pier makes Lipa Noi a convenient choice for anyone driving to Samui from the mainland. Check in/out policy
Guests should assume that the Check In Time is 3:00 pm and Check Out time is 10.30 am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). An additional fee may be applicable and will be advised at the time of booking.
Payment Policy
In order to reserve the property you must pay a non-refundable reservation deposit of 10% of the total payment and cost three nights stay, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, 60% of the villa rental, divided into 10% and 50%, has to be paid to confirm a booking. If the booking is confirmed within 30 days of the arrival date, the whole amount of the villa rental is to be paid at the time of booking. This is applicable for all seasons.
Cancellation Policy
The first part of reservation deposit (10%) is non-refundable. Cancellation within 31 days or more before the beginning of the rental period, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Cancellations between 30 and 1 day prior to arrival and early departures are charged at 100%.
