Luxury Holiday Lets Koh Samui : Located on the West coast of Koh Samui this stunning villa offers all you need and even more for the ultimate comfort. Nested right on the white sand beach and surrounded by the landscaped gardens this fabulous rental house provides accommodation for up to 10 adults and 4 kids. Comprising of stand-alone pavilions with six en-suite bedrooms the villa is a unique blend of Thai and contemporary design and furnishings. One of the pavilions houses the open plan kitchen and adjoining dining room. Next to it, there is a spacious living room separated into two lounge areas one of which houses the large plasma TV and stereo system. From there, you can go out onto the teak deck and down to the large swimming pool, which is just metres away from the white sand beach. Next to the pool, you will see a big Sala built featuring a seating area for al- fresco dining, large day beds and comfortable arm chairs for massages and relaxing. Each of three bedroom pavilions contains two bedrooms. Two pavilions have similar master bedrooms and the second suite that can made as double or twin room depending on guests needs. The master bedroom in third pavilion has a grand four poster bed. The second bedroom outfitted with two bunk beds is perfect for the children. Each of the bedrooms has its own private terrace with day bed. This villa would be ideal solution for family vacation. The property features a playground area with a fort tower, swing, turbo slide, children’s rock climbing wall as well as big yard for ball games. The guests will be offered a sea kayak and a range of other toys and games. Moreover, the villa boasts a private tennis court. The property is serviced by five resident staff including an English speaking villa manageress who will cater to your every need and private chef who will prepare a selection of exquisite local cuisine.

Lipa Noi, located towards the western edges of Koh Samui, is small but a beautiful and pristine beach. It features an idyllic setting and crystal clear waters. It would be perfect place for a vacation with kids, because there are no rocks or coral reefs, and the sand is fine and soft. The sea is shallow, up to 100 metres, so it is great for your first paddling and snorkelling. In fact, it is one of those beaches in Koh Samui where people just come to relax and enjoy the best sunset views. Its closeness to the island's main car ferry pier makes Lipa Noi a convenient choice for anyone driving to Samui from the mainland. Check in/out policy
Guests should assume that the Check In Time is 3:00 pm and Check Out time is 10.30 am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). An additional fee may be applicable and will be advised at the time of booking.
Payment Policy
In order to reserve the property you must pay a non-refundable reservation deposit of 10% of the total payment and cost three nights stay, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, 60% of the villa rental, divided into 10% and 50%, has to be paid to confirm a booking. If the booking is confirmed within 30 days of the arrival date, the whole amount of the villa rental is to be paid at the time of booking. This is applicable for all seasons.
Cancellation Policy
The first part of reservation deposit (10%) is non-refundable. Cancellation within 31 days or more before the beginning of the rental period, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Cancellations between 30 and 1 day prior to arrival and early departures are charged at 100%.
