Luxury Villas Koh Samui : Located on the Lipa Noi Beach rental house enjoys stunning seaviews. Due to its fantastic location, direct beach access and modern amenities, the rental property is a great option for a honeymoon, romantic trip or a family vacation. Authentic Thai ornaments, natural materials, contemporarily designed furniture and accessories create its unique ambience. There are spacious living areas overlooking the turquoise waters of the ocean, a totally equipped kitchen, five en-suite bedrooms and two guest bathrooms. In the separate pavilion there are four bedrooms. Each of them features flat-screen TV, a walk-in dressing area, a bathroom with shower. Two suites are outfitted with twin beds. The master suite feature a beautiful modern four-poster bed and a balcony with fantastic views over the property and the ocean. One more bedroom is located in different pavilion. It has a double bed, dressing area, bathroom with shower, free-standing bathtub and inner garden with outdoor shower. The highlight is a blue-tiled swimming pool with outdoor Jacuzzi and sun beds. Next to it, there is a sala that contains a bathroom, kitchen and entertainment area with an imposing dining table and  garden furniture. From there steps lead down to another garden tier, an outdoor shower and the beautiful beach. The luxury villa on Koh Samui enjoys AC, plasma TV with international channels, Hi-Fi system with outdoor speakers. The guests will also have access to Common Area Gym facilities including Sauna & Fitness Centre.

Lipa Noi, located towards the western edges of Koh Samui, is small but a beautiful and pristine beach. It features an idyllic setting and crystal clear waters. It would be perfect place for a vacation with kids, because there are no rocks or coral reefs, and the sand is fine and soft. The sea is shallow, up to 100 metres, so it is great for your first paddling and snorkelling. In fact, it is one of those beaches in Koh Samui where people just come to relax and enjoy the best sunset views. Its closeness to the island's main car ferry pier makes Lipa Noi a convenient choice for anyone driving to Samui from the mainland. Enjoying breathtaking sea views and lush coconut plantations, the guests will certainly love the stunning scenes of this tropical paradise. Lipa Noi is quiet and calm place, perfect for tranquil vacations away from city noise and crowded parties. If you love art, Samui Cultural Center is something you must see. It´s a collection of statues and buddhas from many different Asian cultures exposed all together in the one small area. And when tired, at the end of the day, there’s nothing better than enjoying the sunset on the beach.

Check in/out policy

Guests should assume that the Check In Time is 3:00 pm and Check Out time is 10.30 am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). An additional fee may be applicable and will be advised at the time of booking.

Payment Policy

In order to reserve the property you must pay a non-refundable reservation deposit of 10% of the total payment and cost three nights stay, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, 60% of the villa rental, divided into 10% and 50%, has to be paid to confirm a booking. If the booking is confirmed within 30 days of the arrival date, the whole amount of the villa rental is to be paid at the time of booking. This is applicable for all seasons.

Cancellation Policy

The first part of reservation deposit (10%) is non-refundable. Cancellation within 31 days or more before the beginning of the rental period, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Cancellations between 30 and 1 day prior to arrival and early departures are charged at 100%.
