There are spacious living areas overlooking the turquoise waters of the ocean, a totally equipped kitchen, five en-suite bedrooms and two guest bathrooms. In the centre of the courtyard you will see an infinity edge swimming pool with outdoor Jacuzzi and sun beds. It is surrounded by the open-plan area which contains kitchen, dining and living spaces. With direct access to the pool deck, garden and beach this area is ideal for entertaining or relaxing and enjoying the views. In two separate pavilions, located on the left and right to the pool, there are four bedrooms. All have their own bathrooms with large walk-in shower and decorative garden. The large master bedroom with private dressing area and big en-suite bathroom is located in the opposite side of the pool. The suite also has direct access to the garden offering guests a calming area to rest. The villa features the Sala, that can be used for outdoor dining. The property enjoys AC, plasma TV with international channels, Hi-Fi system with outdoor speakers. Lipa Noi, located towards the western edges of Koh Samui, is small but a beautiful and pristine beach. It features an idyllic setting and crystal clear waters. It would be perfect place for a vacation with kids, because there are no rocks or coral reefs, and the sand is fine and soft. The sea is shallow, up to 100 metres, so it is great for your first paddling and snorkelling. In fact, it is one of those beaches in Koh Samui where people just come to relax and enjoy the best sunset views. Its closeness to the island's main car ferry pier makes Lipa Noi a convenient choice for anyone driving to Samui from the mainland. Check in/out policy
Guests should assume that the Check In Time is 3:00 pm and Check Out time is 10.30 am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). An additional fee may be applicable and will be advised at the time of booking.
Payment Policy
In order to reserve the property you must pay a non-refundable reservation deposit of 10% of the total payment and cost three nights stay, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, 60% of the villa rental, divided into 10% and 50%, has to be paid to confirm a booking. If the booking is confirmed within 30 days of the arrival date, the whole amount of the villa rental is to be paid at the time of booking. This is applicable for all seasons.
Cancellation Policy
The first part of reservation deposit (10%) is non-refundable. Cancellation within 31 days or more before the beginning of the rental period, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Cancellations between 30 and 1 day prior to arrival and early departures are charged at 100%.
